Understanding the Nabers Ratings

builder insurance schemeSince the CBD Mandatory Disclosure Scheme the need for a Nabers rating prior to buying, selling or leasing a commercial property has never been greater. Building Ratings saw the need for a website which brings consultants, clients and assessors together in order to assist in the transitional steps required to conform with the new bill.

NABERS is a national rating system that measures the environmental performance of Australian buildings, tenancies and homes. Put simply, NABERS measures the energy efficiency, water usage, waste management and indoor environment quality of a building or tenancy and its impact on the environment.

Many building owners may see themselves confused and unsure of the best way to find an assessor right for them. Instead of the owner or agent spending hours in an attempt to find the right Assessor, www.nabers.gov.au has brought all the Assessors to one website ready to give you a competitive proposal on a NABERS Rating.

Clients can log in for free and post a project at no cost and with no obligation.

Clients can easily submit all the required information for the project and BuildingRatings.com.au will only send the assessors the information they need in order to provide a fee proposal.

Clients can save divulging all their private information to endless assessors in order to receive the right price. Information is only exchanged when you say so and a basic contract is drafted with the help of the website to get you started and ensure that you are set up for a successful transaction.

What Kinds of Building fall within the Rating Shceme?

NABERS can be used to rate the performance of offices, hotels, and shopping centres. Certified and accredited  Assessors conduct the ratings process through   NABERS. They are trained and accredited by the NSW OEH.

For office buildings, ratings are available for the tenancy, the base building, or the whole building.

  • Waste (for offices only)
  • Indoor Environment (for offices only)

Can I Self Assess my Rating?

Any owner building could undertake the assessment in order to gain a NABERS rating. The requirement remains the same, namely, that they are using the calculators on the NABERS website to estimate their rating.

Go to www.nabers.com.au to find the rating calculators, and guides to collecting the information required.

Please note: You must obtain an accredited rating through a NABERS Accredited Assessor to promote your rating and use the NABERS trademark. The cost of an accredited rating will depend on the rating you are undertaking, the size of your building, and the difficulty of gathering the appropriate data.

Understanding Your Score

  • 5 Stars: Excellent Performance
  • 4 Stars: Strong performance
  • 3 Stars: Above average performance
  • 2 Stars: Below average performance
  • 1 Star: Poor Performance
